Terms and Conditions for Selfstorage Ilford Services
These Terms and Conditions set out the basis on which storage services are provided by Selfstorage Ilford. By making a booking, entering into a storage agreement, or using any unit, the customer agrees to be bound by these terms. They are designed to be clear, fair, and consistent with UK consumer and contract principles. Please read them carefully before reserving a unit, as they explain how bookings are made, how payments work, when cancellations may apply, what liability is accepted, and how waste and prohibited items are handled. These terms apply to individuals and businesses using storage in Ilford, whether for short-term or longer-term arrangements.
1. Definitions
In these Terms and Conditions, the following expressions shall have the meanings below:
- “Customer” means the person or business renting a storage unit.
- “Storage Unit” means the space allocated for storing goods.
- “Agreement” means the contract between the Customer and Selfstorage Ilford.
- “Goods” means all items placed into storage.
- “Charges” means all fees payable under the Agreement, including rent and any applicable service charges.
The Agreement begins only when the booking has been accepted, the required information has been provided, and payment or pre-authorisation has been completed where requested. The Customer confirms that all information supplied during the booking process is accurate, current, and complete. The Customer must be legally entitled to enter into the Agreement and to store the Goods listed. Selfstorage Ilford reserves the right to decline a booking, request additional verification, or refuse access if reasonable concerns arise regarding identity, legal capacity, payment security, safety, or compliance with the law.
2. Booking process
Bookings may be made in person, online, or by any other method made available from time to time. The Customer may be asked to choose a unit size, specify the intended storage period, confirm the nature of the Goods, and accept these Terms and Conditions before the booking is completed. A booking request does not guarantee availability until confirmed. Where a reservation deposit is required, it may secure the selected unit for a limited time only. If the Customer does not complete the Agreement within that period, the reservation may be released without further notice. Any promotional offer or special rate is subject to stated conditions and may be withdrawn at any time before the booking is confirmed. The final allocation of a unit is subject to operational requirements, and Selfstorage Ilford may substitute a reasonably equivalent unit if necessary.
3. Access and use of the storage unit
The Customer may use the Storage Unit only for lawful storage purposes. The unit must not be used as living accommodation, for business operations requiring public access, for workshop activity, or for any purpose that may create nuisance, risk, or damage. The Customer is responsible for keeping the unit locked, safe, and tidy. Access may be subject to facility rules, opening hours, identification checks, or other reasonable security procedures. Selfstorage Ilford may restrict access temporarily for maintenance, emergencies, legal compliance, or safety reasons. The Customer must not share access credentials unless expressly permitted in writing.
The Customer must not store any item that is illegal, hazardous, explosive, toxic, flammable, perishable, environmentally harmful, or otherwise unsuitable for storage. This includes, without limitation, weapons, stolen goods, drugs, live animals, contaminated materials, and items that may attract pests or create odour. If the Customer is unsure whether an item may be stored, the Customer should assume it is prohibited until written approval is given. Selfstorage Ilford storage services are intended for ordinary personal and business property only, and the Customer remains fully responsible for checking suitability before placing anything into the unit.
4. Payment terms
All Charges are payable in advance unless otherwise agreed in writing. Rent is usually charged on a recurring basis according to the chosen billing cycle. The Customer must ensure that payment is received on time and in cleared funds. Any failure to pay on the due date may result in late fees, suspension of access, or termination of the Agreement. Selfstorage Ilford may review Charges from time to time and will give reasonable notice where a price change applies to an ongoing arrangement, unless the Agreement states otherwise. Payments made by card, direct debit, bank transfer, or another accepted method are subject to verification and administrative checks. Any bank fees, currency costs, or payment processing charges imposed by third parties are the responsibility of the Customer where permitted by law. If a payment is reversed, charged back, or fails for any reason, the Customer remains liable for the outstanding amount and any associated costs.
5. Deposits, fees, and additional charges
A refundable deposit may be required as security for performance of the Agreement. Where applicable, the deposit may be used to offset unpaid Charges, damage, cleaning costs, or other contractual liabilities. Additional charges may arise for lost keys, emergency access, skipped payments, unit abandonment, excessive cleaning, removal of prohibited items, or disposal of waste left behind. Any such charges will be based on reasonable cost and may include administrative expenses where lawful. The Customer agrees that overdue sums may be recovered by lawful means, including the engagement of debt recovery services where necessary. Interest may be applied to overdue amounts if permitted under the Agreement and applicable law.
6. Cancellations and termination
The Customer may cancel a booking before the start date, subject to the cancellation rules stated at the time of reservation. If the Agreement has already commenced, cancellation may require notice in writing and payment of all Charges up to the end of the notice period. Any refund will depend on whether the unit has been occupied, the length of use, and whether a non-refundable fee applies. Where the Consumer Contracts Regulations or other applicable consumer rights provisions give the Customer a statutory right to cancel, those rights will apply in addition to these terms. Selfstorage Ilford may terminate the Agreement immediately if the Customer fails to pay, breaches these terms, stores prohibited Goods, provides false information, or behaves in a way that threatens safety, security, or lawful operation. On termination, the Customer must remove all Goods, return any keys or access devices, and leave the unit in a clean condition.
7. Liability and insurance
The Customer stores Goods at their own risk and is responsible for arranging suitable insurance cover for the full replacement value of the items stored. Selfstorage Ilford does not insure the Customer’s Goods unless expressly stated otherwise in writing. To the maximum extent permitted by law, Selfstorage Ilford will not be liable for indirect, consequential, or economic loss, including loss of profit, loss of business, or loss of opportunity. Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, or any other liability that cannot legally be excluded under UK law. Where Selfstorage Ilford is found liable for damage to Goods, liability shall be limited to the fair market value of the damaged item at the time of the loss, subject to any statutory rights and any cap set out in the Agreement. The Customer must notify Selfstorage Ilford of any alleged loss or damage within a reasonable time and must provide evidence supporting the claim.
8. Customer responsibilities
The Customer must pack Goods properly, keep them protected from moisture, dust, and damage, and use suitable containers where appropriate. Fragile items, documents, electronics, textiles, and valuables should be packed with care. The Customer must ensure that the unit is not overloaded and that goods do not obstruct access or create a safety hazard. The Customer is responsible for the conduct of anyone they authorise to access the unit. Any damage caused by the Customer, the Customer’s visitors, contractors, or agents must be paid for by the Customer. The Customer must notify Selfstorage Ilford promptly of any change in address, contact details, ownership of stored Goods, or other information relevant to the Agreement.
9. Waste regulations and disposal
Customers must comply with all applicable waste regulations and environmental laws. No waste, rubble, hazardous refuse, or unlawful dumping is permitted in a Storage Unit or elsewhere on the premises. The unit must not be used as a skip, disposal site, or temporary rubbish collection point. The Customer is responsible for removing all packing materials, broken items, and unwanted goods at the end of the Agreement. If waste, abandoned property, or prohibited material is left in the unit or on the premises, Selfstorage Ilford may arrange removal and disposal at the Customer’s expense, including any lawful environmental or specialist handling charges. If items are considered hazardous or require regulated disposal, the Customer may be charged for compliance-related costs. The Customer must not contaminate the site, block access routes, or dispose of liquids, chemicals, batteries, tyres, paint, gas cylinders, or similar regulated materials except where expressly allowed by law and prior written consent. Any breach of waste rules may result in immediate termination and reporting to relevant authorities where required.
10. Abandonment and goods left after termination
If the Customer fails to collect Goods by the end of the Agreement, or if the Goods are otherwise treated as abandoned under the law or the Agreement, Selfstorage Ilford may take lawful steps to recover outstanding Charges and arrange storage, sale, or disposal of the Goods after giving any notice required by law. Any proceeds from lawful sale may be applied to outstanding sums, costs, and expenses. Any surplus will be handled in accordance with legal requirements. The Customer remains responsible for all Charges until the Goods are removed and the Agreement is properly ended. Selfstorage Ilford is entitled to rely on the information held on file when deciding how to deal with abandoned property unless it receives timely corrected information.
11. Force majeure
Selfstorage Ilford will not be liable for delay or failure to perform its obligations where the issue is caused by events beyond reasonable control, including fire, flood, storm, power failure, industrial action, acts of terrorism, governmental action, epidemic restrictions, or disruption to utilities or transport. In such circumstances, reasonable steps will be taken to reduce disruption and restore normal service as soon as practicable. Any suspension of service caused by force majeure does not automatically entitle the Customer to compensation, except where required by law.
12. Governing law and jurisdiction
These Terms and Conditions, and any dispute or claim arising from or in connection with them, shall be governed by and interpreted in accordance with the law of England and Wales. The parties agree that the courts of England and Wales shall have exclusive jurisdiction, subject to any mandatory consumer rights allowing proceedings elsewhere. If any provision of these terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect. No failure or delay in exercising any right shall operate as a waiver of that right.
13. General provisions
Selfstorage Ilford may update these Terms and Conditions from time to time to reflect legal, operational, or administrative changes. The version in force at the time of booking will usually apply to that Agreement unless the Customer agrees to a later update. These terms form the entire agreement between the parties in relation to the storage service and replace any prior oral or written statements, except where expressly incorporated. The Customer should keep a copy for their records. By proceeding with a booking, the Customer confirms that they have read, understood, and accepted these terms for Ilford self storage services, including the booking process, payment obligations, cancellation rules, liability position, waste requirements, and governing law.
